What Affects the Price of a House Cleaning?

That Cleaning Girl · House Cleaning

If you've ever asked two cleaners for a quote and gotten two very different answers, you're not alone. House cleaning prices depend on a handful of factors, and knowing them helps you understand your quote and plan your budget. If you've read One-Time vs Recurring House Cleaning: Which Is Right for You?, you already know frequency is one of the factors below. Here's what goes into the number.

Size of the home

The biggest factor is simply how much house there is to clean. More square footage means more floors to vacuum and mop, more surfaces to dust and more rooms to work through. But square footage alone doesn't tell the whole story, which is why most cleaners ask about bedrooms and bathrooms instead of, or along with, the size of the house.

Bedrooms and bathrooms

Bedrooms and bathrooms are the core of most quotes, and bathrooms count for more than you might expect.

  • Bedrooms need dusting, mirrors, beds and floors. They're usually fairly quick.
  • Bathrooms need scrubbing: toilets, tubs, showers, glass, sinks, fixtures and floors. In North Texas, hard water adds time on glass and faucets.

A three-bedroom home with three bathrooms takes noticeably longer than a three-bedroom home with one. That's why we ask for both on our free quote form. Half bathrooms count too, though they're quicker than a full bath with a tub and shower. Large walk-in showers with lots of glass, double vanities and jetted tubs all add a little time, so it helps to mention them.

Condition of the home

Two houses of the same size can take very different amounts of time. A home that's cleaned regularly and kept tidy is much faster than one with months of buildup, heavy soap scum, greasy cabinets or lots of clutter.

  • Homes that haven't been professionally cleaned in a while often need a deep clean first.
  • Clutter on counters and floors adds time, since it has to be worked around or moved.
  • Heavy pet hair, kid messes or construction dust add to the job.

Being honest about the condition when you ask for a quote helps the cleaner plan the right amount of time and avoids surprises on cleaning day.

Tip: A quick pickup before the cleaner arrives keeps the visit focused on cleaning instead of moving things around.

Type of clean

Different cleans take different amounts of work:

  • Standard clean: routine maintenance of kitchens, bathrooms, dusting and floors.
  • Deep clean: more detail, like baseboards, door frames, grout, heavy buildup and the spots a standard clean skips.
  • Move-in or move-out clean: an empty-house clean that often includes inside cabinets and appliances.
  • Post-construction clean: fine dust everywhere, paint specks and sticker residue after a build or remodel.

A deep or move-out clean takes much longer than a standard visit of the same house, so it's priced accordingly.

How often you book

Frequency makes a big difference. A home that's cleaned weekly or every two weeks never builds up much grime, so each visit is quicker. A home cleaned once a month or once in a while has more to tackle each time.

That's why many cleaners price recurring service differently from one-time visits. It's not a trick. A house that's maintained regularly simply takes less time per visit.

Add-ons and extras

Extras add time, so they add to the price. Common ones include:

  • Inside the oven
  • Inside the fridge
  • Inside cabinets
  • Interior windows
  • Baseboards throughout the house
  • Blinds
  • Laundry and changing linens
  • Dishes
  • Walls and doors

Many people rotate extras across visits, like the fridge one time and the oven the next, rather than doing them all at once.

Pets, access and other details

A few other things can affect a quote:

  • Pets: heavy shedders mean more vacuuming, especially on furniture and stairs.
  • Stairs and multiple levels: more trips with equipment and more surfaces to clean.
  • Special surfaces: natural stone, specialty finishes or delicate items that need extra care.
  • Specific requests: a certain order, specific products or particular priorities.

None of these are bad. They just help the cleaner plan the visit properly.

Getting an accurate quote

The more detail you give, the more accurate your quote will be. Share your bedrooms and bathrooms, the type of clean, how often you'd like service, any extras and anything unusual about the house. For bigger jobs, a cleaner may want a quick look first, which helps get the price right. Comparing quotes is smart, but compare what's included too, not just the number.
