The single biggest factor in how well a post-construction clean holds up is not the products or the tools. It is timing. Book it too early and a painter or electrician undoes half the work. Book it too late and you are moving boxes into a dusty house. Contractors deal with this all the time, as we covered in Post-Construction Cleaning for Builders and Contractors. Here is how homeowners and builders alike can get the timing right.
What the punch list is
The punch list is the list of small items that still need fixing or finishing at the end of a project. It usually comes from a walkthrough with the homeowner, the builder or both. Typical items include:
- Paint touch-ups and drips
- Missing or messy caulk
- Doors that stick or do not latch
- Cabinet doors that need adjusting
- Light fixtures or outlets to swap or fix
- Small flooring repairs or transition strips
- Scratches, chips or dings to repair
Some punch list items are quick and clean. Others, like sanding and repainting a wall or cutting in a new fixture, create fresh dust.
The problem with cleaning too early
If the final clean happens before the dusty punch list items are done, the house gets dusty again. A single round of drywall patching and sanding can coat a room in fine powder all over again. Even small tasks bring in dirt on boots, fingerprints on fresh paint and little bits of debris.
That is how people end up paying for, or doing, two full cleans when one well-timed clean and a short touch-up would have done it.
The problem with cleaning too late
On the other hand, waiting until after you move in makes the clean slower and less thorough. It is much harder to clean inside cabinets that are full of dishes, or vacuum around furniture and boxes. Dust from the construction also settles onto your belongings as soon as they come in.
If the house sits for a few weeks between the builder's clean and move-in, dust from the HVAC system and outdoor air will settle again too.
The ideal timeline
Here is a timeline that works well for most projects:
- Major construction finishes. Cabinets, counters, fixtures and floors are in.
- First walkthrough. The punch list is created.
- Dusty punch list items are completed. Sanding, painting, cutting and drilling.
- Final clean. Full top-to-bottom, inside-and-out post-construction clean.
- Remaining punch list items. Small, clean fixes like adjusting a cabinet door.
- Touch-up clean. A quick dust, wipe and floor pass.
- Final walkthrough and move-in.
On smaller projects, steps 5 and 6 may not be needed. On larger ones, a rough clean partway through the project keeps dust from building up.
Coordinating with your builder or contractor
The easiest way to get the timing right is to ask your builder or contractor directly:
- When will the last dusty trade finish?
- Are there any paint touch-ups scheduled?
- When is the final walkthrough?
- Will utilities be on during the clean?
- Can the house be empty during the clean?
Then share that information when you request a quote. It helps us schedule the right day and plan for the right amount of work.
When the schedule slips
Construction schedules move. Materials are late, inspections get pushed and rain delays exterior work. Around here, a spring storm can push back a week of outdoor work and keep trades going inside longer than planned. When a date shifts, let us know as soon as you can so we can move your clean instead of arriving to a house that is not ready.
If you are on a tight deadline, like a lease ending or a closing date, a final clean followed by a touch-up the day before move-in is a good backup plan. The touch-up catches whatever dust the last visits left behind.
A note on HVAC timing
Change the HVAC filter right after the dusty punch list items are done and before the final clean, if possible. Then change it again a few weeks after move-in. A fresh filter during the clean means less dust blowing back onto clean surfaces while the work is happening.

The best post-construction clean is the one you only have to do once. Wait for the dusty work, plan a short touch-up for the end and keep your cleaner in the loop when dates move. To schedule yours in Waxahachie, Midlothian or nearby, see our post-construction cleaning service.
