What Affects the Cost of an Airbnb Turnover Clean?

That Cleaning Girl · Airbnb & Rental Turnovers

Every host wants to know what turnovers will cost before they set their cleaning fee. There is no single answer, because every rental is different. What we can tell you is what changes the price, so you can understand your quote and plan for it. Checkout instructions also play a part, which we covered in What to Ask Guests to Do at Checkout (and What Not To).

Here are the factors that affect turnover pricing for the rentals we clean around Waxahachie, Red Oak and the south DFW area. No dollar figures here, since every quote depends on the property.

Bedrooms and bathrooms

Size is the starting point. Every bed is stripped, remade and dusted around. Every bathroom gets a full scrub, restock and dry polish. More rooms mean more time.

Bathrooms count more than bedrooms. They take the longest to clean well, especially with hard water spots on glass and fixtures. A three-bedroom house with three bathrooms is a bigger job than a three-bedroom with two.

Laundry

Laundry is one of the biggest variables. A few things change the time it takes:

  • Whether linens are washed on site or sent to a laundry service
  • Whether you keep spare sets so beds can be made right away
  • How many beds and towels were used
  • The speed and size of your washer and dryer
  • Extras like throws, kitchen towels and pool towels

When laundry has to finish before the cleaner can leave, it adds time to every turnover.

The condition guests leave it in

Two quiet guests for one night leave a very different house than a large group for a week. Things that add time include:

  • Lots of dishes or a fridge full of food
  • Party messes, spills or sticky floors
  • Pet hair and muddy paws
  • Sand from the lake or red clay after a rain
  • Trash outside the bins

Many hosts plan for a typical turnover and treat heavy messes as an extra. We take photos when a turnover is heavier than usual, so you can see why and decide whether to charge the guest.

Timing and scheduling

When the turnover happens can matter too. Same-day turnovers with a tight window, holiday weekends, very early or late arrivals, and last-minute bookings all put pressure on the schedule. A regular, predictable schedule is easier to plan around than turnovers booked the night before.

Rentals farther out in the country may also involve more drive time than one in town. If your property is down a long county road, mention it when you ask for a quote so the timing is planned right from the start.

Outdoor spaces and extras

Patios, porches, hot tub areas, grills and fire pits each add a little time. So do extras that some hosts want every visit. Common add-ons include:

  • Inside the oven or a full fridge clean-out
  • Interior windows and blinds
  • Baseboards, walls and doors
  • Inside cabinets and drawers
  • Extra loads of laundry
  • Restocking from supplies the cleaner picks up

Deciding which extras happen every visit and which happen on a schedule keeps turnovers predictable.

Tip: When you ask for a quote, include your bedrooms, bathrooms, how many guests the rental sleeps, whether laundry is on site and anything outdoors. The more detail you give, the more accurate your price.

Setup and organization

How a rental is set up affects how long it takes to turn over. Spare linens, a stocked owner’s closet, a clear checklist and a consistent layout all make turnovers faster. A rental where the cleaner hunts for sheets or works around a broken vacuum takes longer every time.

The first turnover also usually takes longer, while the cleaner learns the property. Sometimes a first visit includes catch-up deep cleaning if the rental has not had one in a while.

A few habits keep turnovers efficient:

  • Keep two or three linen sets per bed
  • Stock and label a locked owner’s closet
  • Share your booking calendar early
  • Keep decor simple and consistent
  • Send a short checkout message to guests
  • Book a deep clean between seasons so turnovers stay light
  • Fix broken equipment quickly

Setting your cleaning fee

Many hosts set their guest cleaning fee around their typical turnover cost. Others build it into the nightly rate. There is no right answer, but knowing what affects your turnover helps you set a fee that covers it without scaring off guests. Some hosts charge a little more for longer stays or larger groups, since those turnovers take more time. Revisit the fee once you have a few months of real turnovers behind you.

Ask for a quote that fits your rental

Every rental is different, so every quote is too. The best way to know is to describe your property and how often it turns over. For how we price and plan turnovers, see our Airbnb and rental turnover cleaning page.
